Preferential Location Charges (PLC)

Floor Rise Premium

Car Parking

EDC and IDC (External and Internal Development Charges)

GST

Stamp Duty and Registration

The 20:5 Payment Plan

  • 20% is typically paid at the time of allotment/booking (the down payment). This includes the EOI amount if collected separately.
  • 5% tranches are linked to subsequent construction milestones — for example, on commencement of construction, on completion of plinth, on completion of each floor slab, on completion of structure, on installation of lifts, on offer of possession, and so on.

The exact milestones, the number of tranches and the % per tranche are specified in the Agreement for Sale and will be shared in the pre-launch process document. The 20:5 structure is a buyer-friendly plan relative to a high upfront demand plan — it means the bulk of the payment is linked to construction progress rather than paid immediately. However, buyers must plan their financing carefully: construction-linked plans require a home loan to be disbursed in tranches matching construction, and pre-RERA projects may not qualify for home loans until registration is obtained.
